Do I have to pay any money to
my "buyers agent"?
You will need
to sign a buyer's broker agreement. If the seller
does not pay compensation to Coldwell Banker you will
have to.
What can you do that makes the
process easier?
As
your buyers agent we look out for your best
interests, in drafting the contract, helping you with
the home inspection process, selecting a lender,
attorney, handling the final walk-thru and attending
closing. We'll monitor your loan in process to
make sure that everything goes smoothly, and be in
contact with your attorney when necessary.
We'll also keep you informed of progress along the
way and be available to answer any questions that may
arise during the course of the transaction. You'll
have an agency relationship with us as defined by
Illinois law, (the same relationship you have with
your attorney).
What guidance can you provide
me in buying a home?
We view the process differently, we look at
salability, how sound of a purchase is it? Will
it be easy to sell down the road should you choose to
move. We determine this by reviewing
comps-closed sales. We look for potential
problems such as an incorrectly sloped yard that may
cause water issues or a Federal Pacific breaker panel
and much more. Years of experience
have brought myriad situations in home sales. You'll
get the benefit of our knowledge. Remember we want
you and your family as clients for life. We earn that

Yes! You as a buyer are
responsible for your costs in obtaining a mortgage,
and other costs such as certain title charges,
recording and attorney fees. Compensation is
negotiable.

time, you will hear people arguing that it is either a
buyer's or seller's market.
What is meant by
"Buyer's Market" is that there are more homes on the
market than there are buyers for those homes. Traditional
advice says that in such a market, buyers can take their
time because homes stay on the market longer. In this
type of market buyers are also told that they have the
upper hand and are more likely to purchase a home with
terms that favor them such as a lower price, or more
seller concessions.
Conversely, what is meant by
a "Seller's Market" is that there are fewer homes
available than there are buyers for those homes. In this
case, traditional advice says that seller's are more
likely to get multiple offers and achieve a higher sales
price because of the competition for homes.

traditional logic does not apply? That's right! When you
are in the market for a new home, it is very important to
realize that the best homes always sell
quickly, and there is always competition for these homes.
What this means for you is that if you want to have a

interested in. This is called procurring cause and
it creates agency with the person showing you the home.
